Thanks for the ideas, they are great. I find that people that don't leave a message probably weren't worth the time anyway, especially when you have low end rentals available. I personally screen all the calls to see if they are even worth showing, and I have added a google form with the typical questions I ask. This filters out the people that don't like to talk on the phone, and also makes things easier.

Great post! You're certainly right about Facebook. Some companies don't realize that their mindless posts on their Facebook wall are more telltale than they want it to be.

Janet, I agree that you can never place too much importance on identifying your target market. However visually appealing your advert is, its effect will be negligible if it fails to capture the attention of your intended audience. If the target market is identified early in the planning stages of a campaign, it is much easier to create a simple advert that achieves maximum effect- and when it comes to adverts I really believe that simplicity is key.

Who should get the commission? Initial contact no matter when that is? My dilemma - initial contact was made 1-1/2 years ago by a leasing consultant who is now the manager of the property, just a few days ago they came in and leased an apartment from me - I made the sale - but the manager who was then the leasing consultant 1-1/2 years ago says the commission is hers.

Also, if I make the sale and do all the paperwork should the commission be split between the person who made the original contact?

Resident retention is an important consideration for managers of multi-family properties. It takes quite a bit of salesmanship and effort to bring in new customers. It is much easier to keep your residents happy and give them reason to stay.
